  • Surrounded on all sides by Bureau of Land Management (BLM) land
  • Garner Creek (spring fed, trout creek) running year round, through the North portion of the land for approx. 1/2 mile, with 2 occasional runoffs from Garner/Major Creek in the South
  • altitude: 7,850 - 8,100 ft. sloping downward to the Southwest
  • walking/equestrian trails on the South border & diagonally across the entire parcel
  • located within 5 miles of both Mineral & Valley View Hot Springs
  • located within 2 miles of trailheads for Garner, Major & Cotton Creek hiking & equestrian trails, 2 of which extend over the Sangres to the Wet Mountain Valley
  • out of the sand storm area, much of the soil is clay; this, along with good sized stones in the washes offers building materials on site
